Property tax starts with Annual Value, not your purchase price

Use the property's Annual Value (AV) assessed by IRAS. Do not enter the sale price or simply multiply your own monthly mortgage payment by twelve. The applicable residential tax bands depend on whether owner-occupier treatment applies.

Before you compare ownership costs

  • Check the current AV and the occupancy treatment on your IRAS property-tax notice.
  • Remember that tax bands are progressive: the highest applicable rate is not charged on the entire AV.
  • Check the relevant year's rebates and any change in occupancy separately. This planning estimate is not your final IRAS bill.
